Confirm that the project is registered with the right regulator – the Chandigarh authority, Haryana RERA for Panchkula, or RERA Punjab for Mohali, Zirakpur, Dera Bassi and New Chandigarh – and that the registration number in the brochure matches the regulator’s website.
Read the draft agreement, including payment stages, possession date, penalty for delay and what happens if you cancel. Ask what the token amount is adjusted against and whether it is refundable.
Check the land title and approvals with a lawyer, look at the developer’s completed projects in person, and compare the promised specifications with what has actually been delivered elsewhere.
